2) What types of properties does South Florida Rental Property Management manage?
 
We primarily focus our services in the residential single family, duplex and mid size multi-family properties.  This does not exclude our services for providing management to select commercial properties.

3) What are the office hours of South Florida Rental Property Management?
 
We are open for business from 9:00am to 5:00pm weekdays.  After hours and on weekends we always have an emergency contact on call and available.

4) How does South Florida Rental Property Management handle emergencies?

A big part of good landlord-tenant relations is availability and a timely response.  Our company provides an emergency call center 24 hours a day to handle emergencies.  We have a preferred list of service vendors who will respond promptly to all emergencies.

5) What happens if the tenant damages the property?
 
If damages are discovered at the time the tenant vacates the premises, a claim is made against the security deposit to cover the damage.  There are Florida Statutes that must be followed precisely in order to deduct from a tenant's security deposit.  If not handled correctly and within the allotted time frame, Courts may order you to return the entire security deposit to the tenant, regardless of any damages.

6) Who is responsible for the home air conditioning system?

The Landlord is responsible for the major operations of the system; however, the tenant is responsible for changing the filters regularly and keeping the drain line clear from obstructions.  Any repair resulting from tenant abuse, misuse or neglect is the sole responsibility of the tenant.

7) Who is responsible for plumbing repairs?
 
Owners are responsible for circumstances beyond the tenant’s control. (Ex. water heater coil failure, tree roots in the sewer lines, worn out fixtures, etc.)  The tenant is responsible for clogged toilets, drains, inoperable garbage disposals, and any problems resulting from abuse, misuse or neglect.  If the premise has a septic tank system, owners are customarily responsible for septic tank pump-outs, sump pump failure and clogged drain fields.

8) What does South Florida Rental Property Management do when my property becomes vacant?
 
As soon as we are notified the unit will become vacant, we begin advertising for a new tenant.  To reduce your out of pocket costs, we promptly conduct a move-out inspection of the rental premises.  We will then make appropriate claims against the security deposit for damages caused by the tenant and disburse the deposit accordingly.  We waste no time in repairing your property for a new tenant.  This typically includes cleaning the carpet, painting the walls, etc.  This is often the best time to address major repairs, improvements or upgrades to the rental unit if needed.

9) What kind of liability insurance should I have as a rental property owner?

If you are converting your personal residence into a rental property, you should change your existing policy from a homeowner’s policy to a landlord’s policy (sometimes called a rental dwelling or dwelling fire policy).  If your property is already a rental unit, you probably have the right coverage; however, please check to be sure.  The liability coverage should be no less than $100,000 per tenant and/ or $300,000 per claim. If your rental property is in a condominium or town home community, please do not assume your homeowner’s association policy will adequately cover you or your property.  IT WILL NOT!  You should have your own liability policy (separate from your association’s policy) to make sure both you and your rental property are adequately protected.  If you do not know an insurance agent, we can recommend local independent agents who will assist you in obtaining an appropriate policy to meet your specific needs.  It is our policy that you add South Florida Rental Property Management, LLC as an “additional insured” to your existing insurance policy.  Most insurance companies make this addition at no additional charge.  This will allow us to access your policy, ensuring you are adequately protected against any liability claims from your tenants.  We will also guarantee your policy is renewed in a timely manner, preventing a lapse in coverage.

10) What is South Florida Rental Property Management’s Rental Move-Out Inspection Program?
 
In addition to overseeing all maintenance, repairs and tenant concerns, we can also conduct an annual inspection of the visual interior and exterior of your rental property.  This includes completing and providing you with an inspection report.  This inspection is extremely detailed as to the current condition of your rental property.  It is important to visually inspect your property, as not all tenants accurately report damages that could become costly if not immediately addressed.
